The Capital Region has a variety of sites that offer valuable advantages to support business growth. Shovel Ready Sites

New York State’s Shovel Ready certification is granted to sites deemed ready for new development and job creation through the performance of a checklist of pre-permitted items including wetlands, SEQR, archeological, utility preparation and access, subdivision, plus others. Business leaders and location consultants nationwide recognize the Shovel Ready designation as an indication of readiness and community commitment. Albany County

Beacon Harbor: A waterfront, 81-acre, industrial site located in the town of Bethlehem on Route 144 South, just south of the Port of Albany. More than 2,600 feet of shoreline on Hudson River, on the west bank. Roughly 6.6 miles from Exit 22 of the NYS Thruway. Heavy Industrial zoning. About 150 miles from NYC. Northeastern Industrial Park: Up to 150 acres available in Guilderland, 15 miles Northwest of Albany. Property is located along NY 146 and is 3.5 miles from Exit 25 of the NYS Thruway (access to I-90 and I-890) and is 5.5 miles from Exit 24 of the NYS Thruway (access to I-90). Foreign Trade Zone #121. Rail Service provided by Class I Railroads: CSX Transportation, Canadian Pacific and Norfolk Southern. Columbia County

Gerald R. Simons Commerce Park: Wrapped around the Columbia County Airport, the Gerald R. Simons Commerce Park offers sites for sale or lease in a variety of configurations. The Park is fully serviced with municipal infrastructure and public utilities including underground electric and telephone cable. A UPS facility is close by, providing morning deliveries to businesses in the Commerce Park as early as 8 a.m. An expedited approval process has been established to facilitate new construction. All land in the Commerce Park falls into one of three types on zoning: Business Commercial, Business Industrial Commercial; or Limited Commercial Business. Distribution Center Commerce Park: A 73-acre property in Schodack, located in southwest Rensselaer County and just 10 miles south of Albany. The subject property is located along US Route 9, a four-lane State highway with a center turning lane. Saratoga County

Luther Forest: Located in Malta, this 1,414 acre campus was designed for nanotechnology manufacturing and research and development. In addition to several smaller developments, the campus can support a 300,000 square foot building on a 70-acre site. Allowed uses included nanotechnology manufacturing support businesses; offices. Uses by special use permit include nanotechnology manufacturing facilities (up to 100,000 sf of clean room or less for each facility). Moreau Industrial Park: Moreau Industrial Park is a 243 acres located in the town of Moreau, just North of Saratoga Springs. Lots range from 2.7 to 26.9 acres (or can be combined to accommodate larger users) and CP Rail can be made available on-site. All environmental approvals are in place, including wetlands delineation. Glenville Business & Tech Park: The Glenville Business and Technology Park is home to more than 3.9 million square feet of space on about310 acres. The Park recently made improvements to its rail line and expanded the site by an additional 7.5 acres. The site is home to Adirondack Beverages, Dimension Fabricators, Old Dominion, CTDI, DHA Energy, Latham Plastics, Norampac, Codino’s, Specialty Quality Packaging, Thyssen Krupp Safeway, Capovani Brothers, W.A. Warren and Washington Counties

Energy Park: This 200-acre, industrial-zoned site is located on the Champlain Canal, which connects Lake Champlain and the Hudson River. This Hudson Falls site is 1.4 miles north of Lock 7, where the canal is 150 feet wide. The site features five miles of railroad sidings, offering direct access to an active Canadian Pacific rail line. It is adjacent to the existing Fort Edward Rail Yard.  More>>

A certified shovel-ready 56-acre, nine-site light industrial park. Queensbury Business Park is located on Queensbury Avenue in Queensbury, near the Warren County/Floyd Bennett Memorial Airport.
